When a buyer is under financing conditions such as FHA, VA, or First Time Home Buyers, properties are required to meet minimum property standards (MPS). If you can prepare your property to meet these standards, you will have a broader pool of buyers competing to buy your house.

It is also good to complete repairs/fixes that could be pointed out by the buyer’s home inspector. The buyer may negotiate with you to handle those repairs by a licensed and bonded contractor. This can cost more than doing it yourself before going on the market.

We are working with the buyer’s agent in scheduling showings, gathering feedback and providing necessary information for the buyer to write an offer.

While you have been busy arranging for the transition to your new location, offers start coming! It is time to decide if you should accept. There are many details to go over in an offer such as the type of financing and conditions, time frames on contingencies and costs to the seller, just to name a few.

Our team will gather the necessary information in the offers, talk to the buyer’s lender to verify the reliability of their company and confirm the buyer’s ability to get a loan. We will discuss the offer with you so you can decide if it is acceptable. Our firm but friendly way of negotiating helps keep emotions steady while striving to get you the best offer possible!

The buyers will most likely schedule a home inspection, lender and title companies are working on all the required details to transfer the property and an appraisal is ordered. The contingencies in the contract are being met according to deadlines. Closing is about a month away!

Our team is working with the buyer’s agent, the lender, title company, appraiser and all other professionals involved in completing the contingencies on time. We prepared you well for the home inspection so negotiations should go as expected. We feel that timely and thorough communication is essential in providing good service!
